Venice and North Port sit right next to each other on the map, but they tell two different stories about where Sarasota County's real estate market stands right now. Venice: An Established Market Finding Its Footing
Venice has always had a particular pull, with its historic downtown, Italian-influenced architecture, and beaches known for turning up fossilized shark teeth after a good storm. It's a market with a long track record rather than a new one, and that shows up in the data. Venice's single-family median has recently run in the $425,000 to $448,000 range, below Sarasota County's broader single-family median of around $490,000, with pricing that has largely stabilized after the swings of recent years rather than climbing or falling sharply in either direction.
For sellers, that stability is actually useful information. It means pricing accurately against recent comparable sales matters more than trying to time a market that's moving fast in one direction, since right now, it mostly isn't.
North Port: The Fastest-Growing Market in the County
North Port tells a different story entirely. It's the fastest-growing city in Sarasota County and one of the fastest-growing in the country, with a population that has climbed by more than a third since 2020. New construction here typically runs 20 to 40 percent below comparable homes closer to the coast, while still falling inside the same highly rated school district, which is exactly the combination that keeps pulling buyers who want Gulf Coast access without Gulf Coast pricing.
That growth hasn't translated into runaway appreciation the way it might in a tighter market. Prices have actually softened over the past year, and current projections point to pricing that's essentially flat to slightly softer over the next twelve months, which for buyers means less urgency and more room to negotiate than the sales pace alone might suggest.
What This Split Means If You're Buying
If your priority is an established neighborhood with a slower pace of change, Venice fits that better. If your priority is new construction, a lower entry price, and you're comfortable with an area that's still filling in around you, North Port is where the value currently sits. Neither is the objectively better choice. It depends entirely on what you're actually optimizing for.
What This Split Means If You're Selling
Sellers in Venice are working in a market where accurate pricing against true comparables matters more than aggressive pricing, since buyers have options and the data to compare them. Sellers in North Port are competing against a steady stream of new construction, which means resale homes need to compete on condition, updates, and price, not just location, since a brand-new home is often the alternative a buyer is cross-shopping.
The Bigger Statewide Question Both Markets Are Watching
